Thank you for your interest in MECA Properties. The following information details our property management fees and requirements:

• Our management fee is 9% of the monthly rental rate.
• A lease up fee, equal to 50% of the month's rent, is due and payable when a new tenant is placed at the property.
• There is a $10 per month accounting fee per unit.
• If, within the first six months of management, owner chooses to cancel, a $250 cancellation fee will apply.
• We require $350 paid at time of signing which is deposited into your account and credited towards any future fees, for example lease up fee, accounting fees, etc.

New Tenancy Fees:

The following maintenance related items occur before a new tenancy and the fees associated with each item are listed below:

• A move-in inspection-the charge for this inspection is $46/hour and it depends on the time needed to complete the inspection.
• Cleaning: all properties are cleaned before a tenant takes occupancy and the fee for this is $30/hour.
• Rekey: $8 a cylinder plus the labor involved.

With these initial move-in expenses, along with your first month of management fee and lease up fee, most owners do not receive a rent check the first month. The monthly statement shows the detailed summary of all expenses.
